How to have your say

Hearings are public, and anyone can speak for or against a case.

Speak at the hearing

Sign in at the kiosk outside the conference room before the 1:30 p.m. hearing begins. Speakers are sworn in, then give their name and address at the table. Each side gets at least 15 minutes in all: per side, not per person.

Send it in writing

Comments and evidence go to Planning & Zoning staff by 5 p.m. the Wednesday before the hearing, at info@mbpz.org. Bringing papers to the hearing itself? Bring seven copies.

Pull a case off the consent agenda

Cases nobody opposes can be approved together on a consent agenda, without a hearing. If you object before that vote, the case comes off and gets a full hearing.

Historic cases start a week earlier

The Design Review Board looks at them at 4:00 p.m. the Monday before the hearing and makes a recommendation. To speak there, register by the email on its agenda or sign in at the kiosk before 4:00.

Planning & Zoning’s decision is final. Its five commissioners are appointed, not elected, and the elected County Commission doesn’t vote on these cases. A decision can be challenged in court within 30 days of the written decision. Hearings are recorded. For a recording, call Planning & Zoning at (478) 241-2554.
The process

How a case moves

  1. 1

    Someone applies

An owner, a business or P&Z itself files online. The 2026 schedule's deadlines fall about 40 days before each hearing.

  2. 2

    Public notice

A legal ad runs in the newspaper 15 to 45 days before. When someone other than P&Z asks for a rezoning, a REZONING sign also goes up on the property at least 15 days before.

  3. 3

    Review

Staff write a report on each case, in its case file. Historic and downtown cases go to the Design Review Board first.

  4. 4

    Hearing and vote

Staff explain the case, then the applicant and supporters speak, then opponents. It takes 3 of the 5 Planning & Zoning commissioners' votes to act.

  5. 5

    After

The decision is final. A denied rezoning can't come back for six months, and a decision can be challenged in court within 30 days.
